What is pre contract stage

As a custom home builder, the pre contract stage is very important. This is where we plan a one-on-one meeting to solidify our clients needs. There’s a few steps involved in this process.

– So you’ve seen us around and you like our style, now its time to get a free consultation. This involves showing and talking to the builder about the vision for your new home. Whether it’s an investment, modest family home, renovation, or your dream home our team will be all ears to listen, suggest and support you.

– Before booking an appointment with the architect, we’ll need a few necessary documents to guide us, some of these documents you may have already like a 10.7 planning certificate, site survey plan, etc. If not, no problem we can help source this information for you.

– With all the home inspiration and documents you’ve gathered, and all the details you’ve talked about with the builder, it’s now time to turn it into floorplans. At this meeting you can bring any materials to help the architect envision what you want. You’ll also have the option to use one of our previous designs or recreate it the way you want.

After the architect has gathered all the details, he will need a draft time of 4-6 weeks to come up with a masterpiece, because we all know how hard it is to individualize each plan.

– Now that your final floorplans have been decided the builder will go ahead draw up a tender, specific to your plans. This is then used as our construction bible for your project! The tender is always paired up with our building contract, things that are included in this tender might be ceiling height, bathroom vanity types, floor covering details and more.
